Pricing that works for you, not against you
Three ways to work with us, depending on the size of your project and how involved you want to be. Every option is built so we never profit from your costs going up.
Flat fee
For remodels, basement finishes and smaller additions
You get one bid for the entire scope. It includes allowances for the items people like to choose themselves: flooring, shower surrounds, lighting, countertops, plumbing fixtures and vanities.
- Shop around and pick exactly what you want at the price you want
- Buy from our regular vendors and pay the same price we pay, with no markup from Red Deer
Set fee, 5% or 10%
Our most common option for custom homes
We work out our fee from your total budget before the build starts, then it’s locked. It doesn’t change when the cost of the house does.
- No reason for us to choose higher bids from subs
- You always have the final say on subs and materials
- The only difference between 5% and 10% is who carries the liability
Help-U-Build
For owners who want to manage their own build
Some homeowners have the skills to run their own project but want a hand. For a smaller flat fee, hire Red Deer as your consultant and partner.
- Use our license, insurance and subcontractors
- Consultations and advice throughout the build
- Meets lender rules that require a licensed contractor
How our set fee compares
Most contractors charge a true percentage, so when the house costs more, you pay them more too.
| Red Deer Construction | Typical contractor | |
|---|---|---|
| 5% set fee | Set before the build at about 5% of your budget. It doesn’t change as costs change. You cover minor damage from weather or theft. | Usually not offered. |
| 10% set fee | Same locked fee, and Red Deer is 100% responsible for damage from weather, theft or broken items. | 10 to 15% that rises with cost, and they usually take only part of the liability. |
5% or 10%? Here’s the real difference.
During a build, small things happen. A window breaks, something gets stolen, or tarps are needed for a storm. These costs are usually minor and rare.
On a $1,000,000 home, the 5% fee is $50,000 and the 10% fee is $100,000. Choosing 5% saves you $50,000, and you might pay around $500 here and there for something like broken glass.
This is separate from subcontractor mistakes. If a sub does something wrong, they fix it before final payment, and it never adds to your cost.
