We agree on our fee up front and it stays put, even if the build costs shift. We never make more by picking a pricier bid.
You make the final call
You choose every sub and every material. Buy through our regular vendors and you pay the same price we do.
Subs fix their own mistakes
If a sub gets something wrong, they fix it before they’re paid. It never comes out of your budget.

Flat fee
For remodels, basements and smaller additions
One bid for the whole job, with allowances for flooring, fixtures and finishes so you can shop for exactly what you want.
Set fee, 5% or 10%
For custom homes
Our fee is figured from your budget and locked before the build. Most builders charge 10 to 15% that keeps climbing as costs rise.
Help-U-Build
For owners who want to run their own build
A smaller flat fee gets you our license, insurance, subcontractors and advice. Handy when your lender requires a licensed contractor.
